Hunter Industrial Park Shell Building

Size: 50,000 square foot stucture on 10.5 acres located within Hunter Industrial Park.

Date of Construction: 2002

Location: Approximately one-half mile from Interstate 385, connecting Laurens to Greenville. Interstate 26, less than one mile away, links the park to Asheville, Spartanburg, Columbia and Charleston.

Expansion Capabilities: Graded expansion capabilities to 125,000 square-feet.

Utilities:Water, natural gas, sewer and electricity provided by the Laurens Commission of Public Works. Natural gas provided by a 4-inch high pressure line. A 12-inch line provides water and effluent is carried via a 10-inch line. All utilities currently in place at site.

Stucture: Conventional steel frame with 40 ft. by 50 ft. bay spacing and a minimum clear height at the eave of 24 ft.‹rising to 28 ft. mid-span. The steel is designed to accomodate all required code loadings, rooftop mounted air handlers, and a collateral loading of 20 psf; 10 psf for hanging loads and 10 psf for a ballasted roofing system.

Floor: Building subgrade prepared to accommodate a six (6) inch reinforced concrete floor (4000 psi mix) in the manufacturing area.

Roofing: Single-ply, ballasted Firestone EPDM roof with rigid insulation. 15 year extended warranty.

Exterior: Six-inch thick precast concrete wall panels with two inches of sandwiched insulation. Exterior of all walls stained with Modac concrete stain. Glass storefront entrance. Personnel doors.

Dock Doors: Four (4) 9 ft. x 10 ft. dock height doors and one (1) 12 x 14 grade level door.


The shell buildings at Hunter Industrial Park are a joint development effort of the Laurens Commission of Public Works, the city of Laurens, Laurens County, the Laurens County Chamber of Commerce, and The Gilbert Group.
